Our aim is to provide “quality properties for reliable tenants”.

 

The first step is to contact us to provide brief details about yourself and about the accommodation you require. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

 

Viewings
Viewings will be arranged at times to suit you, including evenings and weekends, we can give advice and answer any questions you may have.

 

References
W
e will require satisfactory references from your employer, a previous or current landlord.  We will services of an independent referencing company to obtain and evaluate these references. We may also require and sometimes a guarantor.

 

Rents
Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Deposit
A security deposit of a minimum of one month’s rental will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.

Restrictions
On some properties the landlord may impose certain restrictions in respect of the following: Pets, smokers, housing benefit, students.

 

Fees
We charge a modest fee. The tenancy set up fee includes the cost of referencing, previous employer, current or past landlords. The one of fee also includes providing a Tenancy Agreement and protecting your security deposit with the deposits scheme. You will pay the fee only after a viewing and when you have decided to apply for the property.

Guarantor

Depending on the outcome from your application, your earnings or overall financial position you may require you to provide a Guarantor. This means you have someone to ensure they have sufficient earnings to cover the overall rent commitments in the event that you, as the tenant, are unable to pay your rent.

 

Insurance
The landlord is not responsible for insuring any of your personal belongings therefore we strongly recommend that you obtain adequate contents insurance.

 

Utilities
We will inform the gas, electric and water suppliers notifying them of meter readings at the commencement of the tenancy, please note that we strongly recommend that you also inform the suppliers to inform them to ensure that details have been received and processed.
